That has changed. On the west side of Lyons Road, GL Homes' Lotus Edge is delivering a 39,000 square foot clubhouse with the Ambrosia restaurant, a Lotus Lounge, a cold plunge pool, and padel courts. The single-family lineup runs from the Bali and Fiji collections at roughly $1.7 million to over $3 million, and industry reporting puts Lotus Edge at close to 80 percent sold. Across Lyons Road, on the last undeveloped parcel between Yamato and Glades, Palm Beach County commissioners approved a second GL Homes community of 322 residences in late January 2026, with construction expected in fall 2026 and sales opening in 2027. Toll Brothers' Meravita, priced from $2.1 million, adds a third new-construction option in the same buyer's search.
For a Boca Bridges owner listing a five-bedroom Palermo or Sanibel built in 2020, that is the actual competitive set. A shopper touring the Lotus Edge design center is not being asked to imagine older finishes. They are being shown the newest clubhouse GL Homes has ever built, sitting on top of a builder-underwritten warranty. The 2020 resale has to answer that pitch on price.

Homes priced to the current Lotus Edge contract are trading. Homes priced to a 2022 memory are sitting.

A jurisdiction footnote most buyers miss
Boca Bridges carries a Boca Raton mailing address, but the community, along with most of the Lyons Road corridor, sits in unincorporated West Boca rather than inside the City of Boca Raton. Royal Palm Polo, the Toll Brothers estate community, is currently the only new luxury single-family project inside the incorporated city limits. The distinction affects municipal services, code enforcement, and, in some conversations, resale positioning. It rarely comes up on a first tour. It comes up during title review, when the buyer's counsel confirms taxing authority and the seller's disclosures need to match the actual jurisdiction. Getting that right early is faster than getting it right at the closing table.

If you are selling. The comparable that matters is the current Lotus Edge contract on a similarly sized floor plan, adjusted for age, warranty, and lot. Pricing off a 2022 closing in your own community will produce the same result the aged listings are producing. Bring the pre-listing inspection. Document any post-close upgrades that closed the finish gap versus 2026 new construction. If the roof, water heater, or HVAC are original to a 2019 to 2021 build, price like a buyer's inspector already knows.
If you are buying. Standing inventory is small, so the leverage sits with time, not with a bidding pool. Listings past 90 days on market are the ones where a disciplined offer, contingent on inspection and appraisal, tends to open a real negotiation. The builder representatives at Lotus Edge and Meravita work for the builder, not for the buyer, and builder pricing already accounts for cooperating agent representation, so there is no discount for arriving unrepresented.
