Seven Bridges in 2026: The 81-Day Market Is Telling You Something About Lyons Road

Seven Bridges sold out years ago. GL Homes finished the last of its 701 residences between 2015 and 2018, handed the gates over to the HOA, and moved its sales trailers a few miles down the road. What looks like a straightforward resale market on paper is actually something stranger: a fully mature community being repriced, in real time, by its own builder's active new-construction pipeline.

The trailing-year numbers are the tell. As of July 2026, thirty homes changed hands inside the gates at an average list of $2,191,800 and an average sold price of $2,060,533, a 94% list-to-sold ratio at roughly $370 per square foot. That is a strong ratio. The days-on-market figure that sits next to it, 81 days, is not.

The Ratio and the Clock Disagree

A 94% list-to-sold ratio in a luxury enclave usually means sellers priced tightly and buyers accepted the pricing. Eighty-one days on market means buyers took their time getting there. Both are true, and the gap between them is where the actual market lives.

Sellers in Seven Bridges are eventually getting close to ask. They are not getting there quickly. The reason sits three miles south, on the west side of Lyons Road, where GL Homes is still building.

The Same Builder, One Product Cycle Newer

Lotus Edge is the community Seven Bridges resale sellers are competing with without always realizing it. Contemporary designs run from $1.7 million to $3 million-plus, the community is already over 80% sold out, and the 39,000-square-foot clubhouse is open, complete with Ambrosia restaurant and bar, the Lotus Lounge, a cold plunge pool, and padel courts. It is the newest expression of what GL Homes thinks a Boca-Delray luxury community should feel like in 2026.

Seven Bridges is the same builder's 2015-2018 expression of that same idea. The bones are excellent: hurricane impact glass in every aperture, a 30,000-square-foot clubhouse with Prime Seven restaurant, 12 Har-Tru tennis courts, gated Lyons Road entry with waterfalls and a granite monument. But the design vocabulary predates the Lotus Edge refresh. Where Lotus Edge is 100% contemporary, Seven Bridges reads as transitional to modern depending on the enclave and the original buyer's finish choices.

That distinction is invisible to a buyer scrolling comps. It is very visible standing in a foyer.

The GL Pipeline Is Not Done

Any Seven Bridges seller running comps in the third quarter of 2026 needs to see what is coming, not just what is closed. Palm Beach County commissioners approved a new 322-home GL Homes community in late January 2026, sited on the east side of Lyons Road next to Olympic Heights Community High School, directly across from Lotus Edge. Construction is scheduled to break ground in fall 2026, with sales opening in 2027. Add it to Lotus Edge's remaining inventory and Lotus Palm, and GL Homes has close to 1,000 new residences either selling or in the pipeline within a short drive of the Seven Bridges gate.

A seller listing a Rialto or a Versailles at $2.3 million is not just competing with the neighbor two streets over. They are competing with a buyer's option to write a check to GL Homes for a brand-new Corsica or Santo Grand on a fresh lot with a factory warranty.

What Actually Traded

Recent Seven Bridges sales illustrate where the resale market clears once buyers have processed the alternative:

Current inventory, roughly 13 to 17 active listings depending on the day, ranges from about $1.7 million to $4.3 million. The lower end represents smaller three-bedroom-plus-den floor plans in enclaves like Pantheon and Picardy. The upper end is customized lakefront on oversized lots in Kensington, Greenwich, and Pavilion.

What the 2015-2018 Vintage Actually Buys You

The market's answer to Lotus Edge is not that Seven Bridges is older. It is that Seven Bridges offers things Lotus Edge structurally cannot:

  • Mature landscaping. Ten-year-old royal palms, established hedge lines, and grown-in ficus screening. New construction sells you a promise; Seven Bridges sells you the thing itself.
  • Finish customization already done. A significant share of resales have had a second owner or a designer refresh. Sellers are pricing in wallpaper, built-ins, Lutron systems, and pool packages. New construction quotes those upgrades from a builder's price sheet, often at 1.5 to 2x aftermarket cost.
  • Enclave selection. Kensington, Pavilion, Greenwich, and other subdivisions inside Seven Bridges have distinct feels and lot configurations. In Lotus Edge, lot selection runs through a builder lottery.
  • A closed community. Seven Bridges is done building. Buyers are not sharing roads with construction traffic for the next three years.
  • A shorter walk to Delray Marketplace and downtown Delray Beach. Location on Lyons Road at the Delray-Boca border sits closer to the eastern amenities most buyers eventually spend time using.

None of that shows up in a $/sf comp. All of it shows up in showing feedback around week eight.

For Sellers: Where the Six-Percent Gap Actually Lives

The 6% average discount from list to sold is not a negotiation failure. It is the price of educating the buyer.

A Seven Bridges buyer at this price point almost always tours new construction as part of their decision. They are not lazy. They compare the Sanibel model in Boca Bridges, the Corsica at Lotus Edge, and the Rialto Grande on Bozzano before they write. The seller who prices for the Lotus Edge shopper and refuses to move loses 30 to 45 days waiting for a buyer who has already moved on. The seller who prices for the sub-comp buyer leaves real money on the table.

The sellers who cleared closer to 96-97% of list, based on the trailing-year distribution, generally did three things. They priced within the trailing-quarter comp band, not the trailing-year band. They pre-inspected. They wrote clean disclosures that pre-empted the questions a buyer coming from new construction always asks about roofs, HVAC replacement cycles, and pool equipment. That last item matters more than it sounds. A buyer who has just been quoted a builder warranty reads a 2016 pool pump the same way an equity analyst reads a footnote.

For Buyers: The Resale Arbitrage

Buyers running the Seven Bridges versus Lotus Edge comparison purely on price often miss the after-closing math. A $2.1 million Seven Bridges Victoria or Anabelle typically includes:

  • A finished pool and spa
  • Mature landscape
  • Wall coverings, built-ins, and window treatments
  • Impact glass throughout, which was already standard from GL Homes at the 2015-2018 build
  • Frequently, a whole-house generator added by a prior owner

The equivalent Lotus Edge base contract is a house on a bare lot. The pool is a separate line item. Landscape upgrades run through the design center. Custom millwork and wallpaper are aftermarket. It is entirely reasonable to spend $200,000 to $400,000 in the eighteen months after closing to bring a new-construction Lotus Edge home to the same finish level as a well-kept Seven Bridges resale. That gap does not appear on any MLS field.

The Jurisdictional Note Worth Knowing

Seven Bridges has a Delray Beach mailing address but sits in unincorporated Palm Beach County, and homes inside the community are zoned for Boca Raton public schools. Buyers reading a listing address of "Delray Beach" and pulling municipal expectations from the City of Delray Beach are working from the wrong dataset. Permits, code enforcement, and property tax jurisdictions run through the county, not the city. That distinction becomes real during a renovation or a survey dispute.

FAQ

Why is the days-on-market figure so much longer than the list-to-sold ratio would suggest? Buyers at this price point are running a parallel decision against active new construction from the same builder. It takes time to work through the comparison. Sellers who eventually sell close to ask are winning the comparison; sellers who eventually reduce are surrendering it.

Is Seven Bridges a country club? No. It is a gated single-family community with resort-style amenities, including the 30,000-square-foot clubhouse and Prime Seven restaurant, but no equity membership, no golf course, and no mandatory club fees beyond the HOA.

Does the new 322-home GL community across Lyons Road affect Seven Bridges values? Indirectly, over the medium term. It expands the pipeline of new-construction alternatives on the same corridor, which extends the buyer education window rather than compressing it. Sellers in the next twenty-four months should expect the days-on-market number to stay elevated even in a firm price environment.

Working the Corridor

The Seven Bridges market rewards sellers and buyers who understand which comp set actually applies to them. The resale down the street is one input. The new-construction sales office three miles south is the other. Pricing a listing, or an offer, without accounting for both is how principal gets left on the table.
